TRANSACTION COORDINATOR RULES ARE CONFUSING – WE WANT TO HELP YOU KNOW THEM AND STAY COMPLIANT
I’ve created a Google Drive Folder with a Summary of Utah TC rules and recent communications that I had personally had with the Chair of the Real Estate Commission and the Utah Division of Real Estate.

Licensed TC’s can only provide services outside of their own Brokerage and have their pay contingent upon settlement if a Co-Brokerage or Co-Listing Agreement is in place.
There are a variety of reasons that Licensees don’t comply with these rules. Some don’t know or like them or their broker won’t let them work for others or sign a Co-Broker agreement. Others know they have to be paid hourly without a Co-Brokerage agreement and that agents won’t hire them unless they only require payment if the file closes. Regardless of the reason for non-compliance those that don’t follow the rules put their own license and yours at risk for disciplinary action (See Utah Rule 61-2f-401 (3)(b) and (12-16)).
